Village Homeowners,

We have several important topics to communicate in the 2007 summer memo. They are:

  • Village Condominium Association policy on Grills
  • Policy on modifications to exterior of buildings and common areas
  • Unit maintenance reminder
  • Window replacement initiative

 

Village Condominium Association policy on grills:

We would like to remind all owners that the use and storage of barbecue grills is banned from all Village balconies and decks. This policy was enacted to avoid a significant increase in insurance premiums, i.e. several thousand dollars annually in addition to compliance with Vermont state fire codes.

 

Excerpt from Village Association Bylaws:

“The use and the storage of charcoal and propane grills are expressly prohibited on balconies, wood patios or in common areas.  Barbecue grills may only be used in designated grilling areas approved by the Village Association board of directors. Owners should recognize that in accordance to Vermont Fire Codes, NFPA 1 3-4.7 and NFPA 1 30-3.3.8.2, all types of barbecue grills and their storage in and around public buildings are subject to regulation as to size and usage.”

 

The association will continue to take action against violations of this policy. Owners renting their units are responsible for enforcing this policy with their tenants. The details of this policy can be found on the Village Association website.

 

 

Village policy on modifications / alterations to building exterior and common areas:

This is a reminder that per Village rules and regulations any modifications or alterations to Village building exterior or common areas require prior approval of the board of directors. This includes but is not limited to installations of satellite dishes, venting of heaters, and installation of replacement window and doors with contractor other than the pre-approved contractor, Jobsite (details in a following section).

 

Excerpt from Village Association Rules and Regulations, Section F, Item 10:

No improvements, alterations, work, painting or other activity affecting the exterior of the buildings covered by the Declaration, including but not limited to alteration of Units windows and doors, shall first be approved by the Board of Directors.  Approval shall be requested in writing sent to Boylan Property Management, P.O. Box 3135, Burlington, VT 05401, or such other address as is provided in writing to the Unit Owners.  The request shall set forth the work the Unit Owner proposes to perform, any anticipated impact on common elements or limited common elements, any diagrams of carpentry work, paint samples of any change in paint color, and the name, address and phone number of the contractor who is proposed to perform the requested work.  The Board of Directors, or their designee, shall, within twenty (20) of such request, inform the Unit Owner, in writing, of its decision on whether the request is GRANTED or DENIED.  If the Unit Owner disagrees with the decision, the Unit Owner may request a hearing in front of the full Board of Directors, which shall be held within ten (10) days of the request.  The Board’s decision shall be final, and enforceable as if it were an obligation created by the Declaration or Bylaws.                               

 

 

Unit Maintenance Reminder:

We recommend that all unit owners perform at a minimum an annual inspection of plumbing fixtures including:

·         Water and drain fixtures

·         Laundry machine supply lines

·         Dishwasher supply lines

·         Garbage disposal

·         Hot water heaters. Aging water heaters should be replaced. Information available at www.greenmountainpower.com.

If necessary our property agent is available to assist at owner’s expense.

 

Please be advised that damage to neighboring units resulting from water heater leaks, broken laundry machine lines, etc. in your unit is to be repaired at your expense.  See Village Bylaws, Section 5.07 item b.  We highly recommend that all unit owners carry home owners insurance.

 

Window replacement initiative:

Below is an overview of the current pricing for replacement windows and doors from Jobsite Services, Inc. Jobsite Services has been pre-approved by the board for installing replacement windows and doors in Village units.

 

If you intend to use a contractor other than Jobsite you must request prior approval from the board. It is important that the quote include complete install costs, e.g. ext painting, siding/clad/trim replacement, ect,

Village Condominium Window Replacement Project

   -05/10/07

 

Owners are responsible for the cost and scheduling of replacing old wood windows in their units. Windows are listed by unit number, location in accordance to the interior and floor if applicable (for two floor condo units only). Measurements were not taken. North Side refers to the side of the building facing the parking lot. All windows listed are old windows and need to be replaced.
