   -Approved 01/31/06 Directors Meeting minutes

   -It was discussed no director or owner committee was willing to take on the task of the

    addressing parking lot etiquette concerns, it was decide only to address in the Village spring

    memo

 

Reviewed Village finances and budget

   -See Village web site for current budget and Assoc. fee information  

   -Current finances on track

   -Approved 2006/2007 Village proposed budget for vote at annual owners meeting

 

Annual Owner Meeting mailing and agenda

   -Approved w/ revisions the Annual Owner Meeting mailing and agenda

   -Kurt to postal mail to all owner week of 06/04/06

 

Review and approval of Association Maintenance Tasks:

 

Thanks to Joe Boylan in finding a less costly alternative to the Bldg B tower repairs we now have funding in our budget for ramps and decks painting/repair.

 

Proposed New 2006 Projects:

 

1.) Grade Parking Lot

            -01/26/06 Received quote from Fourier

            -2" reclaimed asphalt, $2,700 / Regrade driveway plus 15 yrds gravel $1,500 = $4,200

            -05/19/06 Dave, pursuing finalizing with Todd and make recommendation to board

  

 

2.) Village Building B Ramp / Tower Repairs

            -01/19/06 First priority of repair, safety hazard

            -01/19/06 Pretty much ate our entire budget

            -01/19/06 2005 repair estimates were $5k - $6k

            -01/19/06 2006 repair estimates escalated to $20k - $30k

            -01/19/06 Budget can only support about $10k/yr allocated to tower repair

            -01/19/06 Looking at alternatives including spreading out cost over 3 years

            -01/19/06 Joe B working with several contracts for viable alternatives

-02/27/05 Jim Woods Lake View construction, looked at 02/23/06, bid due 02/28/06

             -04/12/06 Dave and Kurt approved not to exceed around $1,500 bid, need written quote

       -Temporary repair to last 4-5 years

             -05/02/06 Woods to start by 05/15/06

             -05/04/06 Received Jim Woods Lake View construction written bid

             -05/18/06 Joe B to meet Woods on 05/22/06

 

   3.) Ramp Railings, Porches Paint and Repair

            -Would like to use remaining maintenance budget

            -Owners number one requested task

            -Dependant on Tower repair cost may not be able complete

            -Repair and patch painting est. Tower $3k and Porches $6k

-Getting quotes from John Herr, for full repairs

 

   4.) Ramp foot surface repair/replacement

        John Herr quotes

               -$3-5k for Decks, includes brown railing trim

               -Ramps and stair case $3k

 

   5.) Gutters replacement

            -About $4/$5 dollars a foot

-Estimate Bldg A & B installed 3rd floor only w/ down spouts $4-$5k

            -This is probably not in the budget for 2006

 

   6.) Building B rock wall

            -This is probably not in the budget for 2006

            -Joe B and Todd will continue to repair as it falls down

            -05/11/06 John Herr short term fix to cut bank back

 

   7.) Laundry Room Improvements

            -Joe B has done several improvements already

            -Any major improvements probably not in the budget for 2006

-Will evaluate budget 08/06 for funding spruce up repairs

 

   8.) Trash/Recycling sheds Improvements

            -Joe B has done several improvements already

            -Any major improvements probably not in the budget for 2006

            -Will evaluate budget 08/06 for funding spruce up repairs

 

   9.) Move & Replace/Repair Village Condo sign

            -This is probably not in the budget for 2006

 

   10.) Carbon Monoxide Detectors

            -Directors felt this was important even though no funding for 2006

 

Board going to propose at Annual Owners meeting to have property agent install during September annual unit inspections and for units that did not have detectors already bill owners for the cost of the detector. Assoc. would absorb the cost of installation.

 

Review of Dave, Mike, Joe K, Kurt & Joe B outstanding tasks

   -I was discussed we were not longer pursuing Emergency evacuation plan and MOD rental

    bylaws door posting

   -Proposed action was discussed for vinyl siding damage caused by snowboarding along side

    the complex
