   Primary Objective:  Owners Annual Meeting Mailing and Agenda

Approved 01/30/07 Directors Meeting minutes

 

Budget:

Reviewed Village finances and budget

   -See Village web site for current budget and Assoc. fee information  

   -Current finances on track, however cash reserves did not recover as anticipated

   -Approved, w/ revisions, 2007/2008 Village proposed budget for vote at annual owners meeting

 

It was discussed for the proposed budget to assist in making up a $5k budget deficit:

 

·         The board is recommending not to pass along the 2007/2008 insurance cost savings to the owners

 

·         To forgo all the major 2007 projects with the exception of the ramp resurfacing

 

It was discussed that with the above revisions to the proposed budget, we should be able to start putting aside monies for the new roof in three years.

 

 

Annual Owner Meeting mailing and agenda:

   -Approved w/ revisions the Annual Owner Meeting mailing and agenda

   -Kurt to postal mail to all owner week of 06/04/07

   -Would like to include window replacement info with mailing

 


Review and approval of Association Maintenance Tasks:

 

Proposed New 2007 Projects:

$3,723  Pro Tech to replace the Low temp sensors

            -$3483.25 and $ 240.00 per year for monitoring = $3,723.25

            -Not currently in plan, need a better option

-It was discussed that unit sensor with alarms in unit could be an option                                                                                                                

$1,000  Move Postal Mail Boxes to Village property

            -$800 + TM, Dave to update total costs, Total $1k????

            -Not currently in plan, we will discuss at owners meeting

 

$2,000  Water Aprons Below Ramps

            -Need Joe B to get quote from Todd Fourier for both blds

            -Will get quote and evaluate cost/effectiveness

-Not currently in plan, we will discuss at owners meeting

 

$1,000  Removal of Building B rock wall

            -Also need fill above Bld B retaining wall, ditches and culvers cleaned out

-Will get quote and evaluate cost/effectiveness

-Not currently in plan, we will discuss at owners meeting

 

            Ramp Railings, Porches Paint and Repair, completed $9,950

            -Quotes from John Herr, for full repairs 06/05/06

            -Repair and patch painting bid, Labor $8.5k, Supplies $1,450 = $9,950

            -39 decks, 3 windows, 4 doors, fascia board on trash building and stairwell columns

            -130+ feet of railings w/ spindles, ect. on ramps & caps on ramps, stair railings, etc

-Bid does not include scraping & painting the underside of the decks or the actual replacement of any wood too badly rotted to paint

$800     -Repair is T&M $800????

-Will get quote and evaluate cost/effectiveness

$3,000  Ramp foot surface repair/replacement

            -Quotes from John Herr, for full repairs 06/05/06

            -Stairs, landing, etc., drum sanded, pressure washed, primed, 2 coats of stain

            -Approved for 2007

 

Review of Dave, Mike, Joe K, Kurt & Joe B outstanding tasks

Kurt to be point person on water infiltration issues in bldg A

A director is needed to closely monitor and coordinate property agent and contractors to assist in address owners concerns and to driving this long duration problem to closure.

 

Mike to draft summer owner’s memo to include

   -Window replacement initiatives

   -No common area alterations without prior approval from board

   -Unit owner to inspect their units, plumbing, water heaters, etc…
