Vinyl Siding Contractor, All Season Siding Loan Agreement

The All Season Vinyl loan and construction details was discussed and unanimously approved at the Annual Village Owners meeting on 10/23/04.

 

Discussions Topics Included:

All Season the contractor on the vinyl siding project mentioned 10/18/04 the duration of the project is 6-8 weeks and weather permitting the project to start in March or April of 2005.

   -All Season is financing halve the project cost and the Union Bank is financing the other halve

   -All Season stated that they will require the 1/2 down payment ($42,832.50) 30 days before

     construction begins

 

 

But of course the real question, where are we at with the vinyl siding?

After a detailed analysis of the Village Assoc. projected budget, see web site for details, with the Village directors and the bank a request for a loan of $105k, 1/2 being financed by the bank and the other halve financed by All Season siding was turned down. As a result we have slipped the installation date with All Season several times to the current date of 08/29/04.

We are now looking at the following alternatives:
A.) Not side ramps and towers for a All Season quote of $87k
B.) Getting a lower bid, as of June we have gone out for siding quotes again
C.) Doing an owner assessment to be voted on at October owners meeting
D.) Painting the complexes

A.) Not side ramps and towers for a All Season quote of $87k:
All Season is willing to work with us and get creative on the financing with a balloon type approach to Village payment plan. See details of plan below.

A $40k bank loan is more in line with what the Village budget can handle.

B.) Getting a lower bid, as of June we have gone out for siding quotes again:

Poulin Aluminum did vinyl siding on Courtside condominiums a couple of years ago and we are hoping to get a bid from them shortly along with a couple of others.

Please note if we go with another contractor the installation of the vinyl siding will be next year.

C.) Doing an owners assessment to be voted on at October owners meeting:
The Owners Forum is getting about a 50/50 split on whether or not to finance the vinyl siding by assessing the owners for part of the expense. The longer we wait the more water infiltration and insulation issues we will have. On the other hand folks are having enough problems keeping up with the Assoc. fees and we stand a good chance of not being able to collect all the assessments in a timely manner. Defaulting on the bank loan would be very bad for any future endeavors.

D.) Painting the complexes:
Goulet and Sons who painted the complexes a few years back has quoted $48k to paint both complexes. This about halve the cost of siding the building, mostly aesthetics and does not address the water infiltration issues.

So what are we doing?
We have not given up on the installation of vinyl siding this year, however to start setting expectations appropriately, I believe there is a good chance the vinyl siding will pushed off until next year when we will
have all bids in, pre-approved bank loan in hand and a better Village financial position that can be discussed at our 2004 October Assoc. Owners meeting.

I'm confident we will get a professional job from All Seasons. My meeting
with AS verbally covered all the details I was concerned about. As you
know we have gotten our asses handed to us because of verbal agreements.
Let's get the gable done now and that experience will lay the groundwork
for the remaining work.


Everyone must realize that AS's proposal does not include siding of the
walkways, outbuildings, chimneys, small gables and some porch side walls.
We may want to include these areas in the larger siding job.


My understanding is that all trim will be white. I strongly recommend a
contrasting color for the trim and white is fine. The existing wood trim
will be wrapped in white coil stock...which is a typical treatment. AS
understands that he will find unpleasant surprises when he strips off old
siding and he seems very flexible/reasonable about dealing with unforeseen
issues.


My vote is to book AS now for the gable. Ivy, with white trim. Let's get
it done.

Joe-
The following is the vinyl siding quote we discussed on 8/11/03, the quote came in less than we expected.
Would like to see the Village Association make arrangements to engage a contractor to do the rot/mildew repairs along with the remaining window and door replacement that will also be installing the vinyl siding. 
 
We are concerned that the repairs currently being performed by "Big Time Builders" is not conducive to the prepping and installation of vinyl siding for our buildings.
 
Please advise.

Dana, the following is the Poulin Aluminum transcribed fax for the Village vinyl siding quote.

Please note the below numbers represent a bid for one building, hence the total cost for both building is:


    $49,835.50 X 2 = $99,671.00 total cost for both buildings

This does not include Chimney's, but does include exterior of ramps and towers, otherwise comparable to the All Season $87k quote.
-Chimney's would be another $4k

It is important from a budget planning standpoint, even before a loan approval, that we get an idea of the estimated amount the bank is willing to loan the Assoc., interest rate, amount of monthly payment and duration of the bank loan. If the banks best guess is they will only loan $40k then we have the parameters for our action plan.
